Gifts of Property & Real Estate
Real property:
Unencumbered real property will be accepted at fair market value as established by at least one qualified appraisal. Eagle Bluff may obtain a formal appraisal and the donor will obtain a second appraisal to eliminate any question of conflict of interest. In most cases a single appraisal paid for by the donor, unless negotiated otherwise, will be adequate.
Tangible personal property:
Tangible personal property may be accepted as a gift. Eagle Bluff and the donor must comply with Treasury regulations for obtaining and reporting qualified appraisals. To be deducted at their full fair market value, gifts must be made directly to Eagle Bluff and Eagle Bluff must use those gifts in a way that is related to its exempt purposes.
To donate property, please contact Joel Fisher, Director of Individual Giving, at 507-467-2437 or joelf@eaglebluffmn.org to get started!

If you want to leave a specific dollar amount from a specific source or a particular item (such as a piece of property or a collector’s item), this is the type of bequest you would use.
Residuary gift: This type of bequest is honored after all other bequests have been made, and all debts, expenses and taxes have been paid.
Contingent gift: This type of bequest is fulfilled if certain conditions are met. For instance, if your primary beneficiary does not survive you, you can indicate your next choice as Eagle Bluff Environmental Learning Center through a contingent bequest.
Codicil to your will: If you already have a will that spells out your intentions, but would like to include Eagle Bluff Environmental Learning Center, you can do so by using a codicil to your will.
